The easiest way to estimate how much your new home will cost you is in terms of dollars per square metre. This way you just need to calculate the dollars per square meter by the total floorspace of the home (not the land).

ENTRY LEVEL HOUSES

Entry level homes are generally referred to as project homes. These are the cheapest most affordable options when it comes to building a home. Entry level houses are usually built by volume building companies and are built to a stranded range of home plans that you choose from. These types of houses don’t generally allow for any changes to the signed off plans. You also won’t be able to visit the construction site and while the building is in progress.

 

The base price starts at $900 to $ 1,100 per square meter.

 

This is by far the most common and most affordable way that huge volumes of houses are produced in Australia.

CUSTOM BUILT HOMES

Custom designed & purpose built by quality low volume hands on builders with a quality work team. These houses are designed to suit your block of land & all aspects are taken into consideration early in the design. Custom built homes are built to a much higher level of finishing compared to the basic entry level homes and generally with higher quality fixtures, fittings & appliances often along with higher ceilings and the addition of some WOW factor.

 

With this types of home build, the owners are given full access & work closely with the builder to see the project through to completion.

 

Prices start at around $1,500-00 to $ 1,850-00 per meter squared.

HIGH-END LUXURY HOMES

These prestiges / luxury homes are Architect designed to complement their specific location & iconic features Everything about these homes are superb, they are build to the highest standard with 5 star quality of all the features and finishes.
These extraordinary homes are one off builds to accommodate fastidious clients with unique requirements, attention to detail and iconic features are paramount to ensure the owners expectations are met. The Architect works closely with the builder at all stages of the construction.

 

As you might expect these types of builds are one off and bring a premium price tag, these homes also generally have a longer build time of around 10 months to 1 year to complete.

 

Typically this type of Architectural designed home will cost between $2500-to $5000/ per square meter, excluding Architects fees .
